During my school days, not only did I meet Toby, but after a week’s work experience at a local agency my lifelong career in property was born. Having caught the bug, I went on to broaden my experience with roles in agency, property development and a major housing association operating across London and the South East.
As one of four siblings, it is no surprise that I am never happier than when surrounded by people. Combined with my passion for property, it was inevitable that one day Hamlyn Smith would be created.
As a lifelong Brighton and Hove Albion supporter, my weekends are often spent at the Amex Stadium. Between watching the footy or playing golf, you’re most likely to find me enjoying everything our city has to offer with my wife Lucy or on uncle duties with Charlotte and Alfie.

Toby Smith

Having honed my craft at market-leading local and international property agencies, launching an estate agency felt like the natural next step. I have over 15 years’ experience working across property and financial services, and I could not be prouder to have co-founded Hamlyn Smith.
Born in Brighton, raised in Steyning and now living by Hove Park, I have a very close affinity to the local market and surrounding areas. From parks and pubs to five-a-side pitches, I like nothing more than building up a broader neighbourhood picture for my clients.
Never afraid of a challenge, Hamlyn Smith was established shortly after the arrival of my first son. Life outside of work centres around my family, our miniature Dachshund Frankie, the golf course and anywhere combining close friends, great food and cold beer.

From a young age, I’ve been drawn to the world of property, and estate agency quickly became a natural career path. Determined to succeed, I even obtained my driving licence purely to get started. My experience spans independent agencies, corporate firms, and multiple sectors within the industry, shaping a well-rounded approach. Being invited by Jerry and Toby to become a business partner was a genuine honour, and their ethos made the decision easy.
Originally from Brighton, I moved to Haywards Heath in 2014 and have since renovated and sold properties locally. Outside work, I enjoy time with my twin boys, Archie and Freddy, along with gardening, fitness, and exploring new places.
I pride myself on making every move as smooth and rewarding as possible.
James Gunn

I’ve worked in the Brighton & Hove property market since 1999 and feel fortunate to work in the area I grew up in. Being born and raised locally gives me a strong understanding of the neighbourhoods, communities and lifestyle that make Brighton & Hove such a special place to live.
Over the past 25 years I’ve worked with several well-known local estate agents, gaining extensive experience in the residential market and helping hundreds of clients move home. I’m now proud to be part of the team at Hamlyn Smith in Hove, where I focus on providing honest advice, clear communication and a personal service throughout the moving process.
Away from work, I’m a proud father of five and enjoy staying active. I’m a keen runner and sports fan—qualities that help keep me energised and motivated both in life and in my work.
Erin Hamilton

I’ve been immersed in the Estate agency industry for over 4 years now and it’s something I truly love. Originally I worked within the lettings sector but have diversified over time into property management and sales too. I love helping people find their dream homes and, having grown up in Brighton, have a deep understanding of the local real estate market.
I am dedicated to providing exceptional service to our clients throughout the entire buying or renting process, so seeing these values reflected in Hamlyn Smith inspired me to become part of their team. My expertise, combined with my passion for helping others, make working in Estate Agency a natural fit.
In my free time, I love nothing more than meeting up with friends to explore Brighton’s most loved pubs and amusements.
Jaq Hamilton

I love property and have always been intrigued by the diversity of homes available throughout our city, so assisting with property viewings at Hamlyn Smith is ideal for me. I really enjoy stepping into a new home for the first time and discovering the unique features and hidden gems it has to offer.
I’ve been living in Brighton & Hove for 30 years, and I still love the energy and buzz of the city. I am absolutely fascinated by our local architectural history and enjoy finding information about it.
When I’m not at Hamlyn Smith I work as a professional photographer. In my spare time, you can find me sailing along the Sussex coast or renovating my Victorian Hove property with my husband.
Francesca Ward

I began my career in property drawing up inventories and checkout reports, which offered a unique way to explore Brighton after relocating. Since then, I’ve gained experience across various areas of the industry, including student lettings and working as a viewing guide. My interest in property management grew during my time as an administrator, where I handled inspections, drafted tenancy agreements, registered deposits, and supported compliance processes.
Now, as a property manager, I serve as the main point of contact for landlords and tenants—coordinating maintenance, overseeing safety certification, and ensuring smooth day-to-day operations. I’m passionate about providing excellent service and creating a positive rental experience where landlords feel secure and supported. Outside of work, I enjoy discovering new cafés and spending time with friends.
Annabel Cordell
Junior Property Consultant
Growing up in Haywards Heath and spending lots of time around Mid Sussex and Brighton, I’m excited to bring my local knowledge into the property industry. I’ve always had a genuine interest in property and probably spend far too much of my spare time browsing Rightmove!
I really enjoy meeting and working with people, so I’m looking forward to getting to know our clients while continuing to develop my knowledge of the local property market. I aim to build strong relationships, understand exactly what each client is looking for, and provide a friendly, professional and approachable service throughout the buying and selling process.
Outside of work, I love to travel and recently spent six months exploring Australia, New Zealand and South East Asia. I also enjoy spending time with friends and family, playing volleyball and going to the gym. I’m naturally sociable and love meeting new people, which is something I really enjoy bringing into my role at Hamlyn Smith.
